An Energy Performance Certificate (EPC) is required for properties when constructed, sold or let. The EPC provides details on the energy performance of the property and what you can do to improve it.
As an accredited energy assessor, I visit the property to assess its energy performance. This assessment is based on the construction and type of dwelling so I draw up a floor plan, make notes about the age of the property, number of rooms etc. and take photographs of features like the heating, insulation, light fittings, glazing etc. I then submit the data to a central database which generates an EPC using government-approved software. Normal turnaround is one working day so you should have your EPC the day after the survey.
Please note that an EPC is not a structural or building survey, condition report or property valuation. It should not be read as a comment on the overall condition of the property, any building defects or whether hazardous materials such as asbestos are present. It will also not cover items or problems in the property which would be picked up in a building survey as these are outside the scope of the data collected.
